This scenic Badland’s ranch is located southwest of Medora, North Dakota. It consists of 6 sections of deeded land in a contiguous block. The ranch is defined by a diversion of topography, ranging from rolling prairie, deep wooded draws, creek bottom and high Badlands buttes. It is one of the few ranches in the Badlands not dependent upon a federal grazing permit.
Legal description: Sections 1, 12 and 13 in Township 137 North, Range 104 West and Sections 6, 7 and 18 in Township 137 North, Range 103 West, Golden Valley County, North Dakota
Acreage: 3814 deeded acres according to the county atlas with an estimated 240 acres of tillable land. The owner leases an additional 480 acres of state land with a developed spring. The deeded land is in a block 2 miles from east to west and 3 miles from north to south. The state land is adjacent. The ranch is cross fenced to allow rotational grazing.
Buildings: The ranch headquarters is well developed with a ranch style home with walkout basement, heated shop, large pole barn, Quonset machine shed and two sets of working pens. 7,000 running feet of trees were planted two years ago around the buildings and in the pasture. There is also excellent winter protection for livestock in the deep wooded draws just east of the headquarters.
Water: Bullion creek runs across the south section of the ranch for two miles. Three springs flow year round to provide additional water for livestock and wildlife. There are three wells on the ranch with 23,000 feet of water line. The water distribution would be adequate for a yearling operation. The well at the buildings is 240’ deep and has an abundant supply of good water. The other two wells generate the pipeline system. There are 9 stock tanks with float systems on the pipeline.
Wildlife habitat: The ranch offers trophy mule deer and whitetail along with antelope, wild turkeys and grouse. Bighorn sheep have been spotted in the pasture.
Carrying capacity: The owner estimates the capacity of the ranch at 200 to 225 pairs on a year around basis. NRCA estimates the capacity at 250 head.
Real Estate Taxes: $5,400 per year
