This is extremely rugged and beautiful land adjoining Lake Sakakawea.
There are very high buttes on the north side of this property and the drainage and treed draws flow south to the lake. The Corps of Engineers have a taken area strip between this land and the actual lake shore. The owner of this land may access the lake through the taken area, but cannot build on or develop the Corps area.
Also, note that some lots have been sold off the parcel as evidenced by cabins, trailers, etc. I'm trying to locate a plat that would show the sold areas, but haven't had any luck to date. A survey may be advisable, but at this price, the owners will not provide a survey.
At this time the lake is low, however, there is a channel of water along the shoreline adjacent to this land. There are several great building sights on the south slope that would have an unobstructed view of the lake.
The annual Real Estate Taxes are: $664.10.
The price is: $1,000 per acre - at this price, the owners will not subdivide the parcel.
